The first four options in our list of housing referrals are Student Housing Communities. These are very different than the common apartment, and can be a great transition for students who don’t have much experience out on their own. Whether you choose University Village, University Commons, GrandMarc, or Jefferson at Berry, you will find that Student Housing offers several things that a typical apartment doesn’t.

Student Housing Communities feature:

  • Roommate matching - If you want to have a roommate, living at a student housing community is the best way to get matched with roommates. You can have one, two, or three roommates, depending on the number of bedrooms in the apartment.
  • Individual leases - While giving you the option of living with other students, you are still able to sign a
    lease that is solely between you and the management company. This means that you pay a consistent amount per month for your room in the apartment, and you are not affected if a roommate fails to pay rent.
  • Furnished apartments - First time moving away from home? No furniture? No worries! Most student housing communities are fully furnished, so you only have to worry about moving personal items such as electronics, linens and decorative items.
  • All-inclusive rent - For the most part, your monthly rent pays for everything with the exception of parking. No need to worry about extra costs for heat, electricity, high-speed internet or cable TV!
  • Amenities - Student housing offers several great amenities such as fitness centers, computer labs, community rooms, washer and dryer in your apartment unit and air conditioning, as well as many others. Check out the lists of specific amenities for each community on its referral page.

University Village offers primarily 2 bedroom/2 bathroom units in a variety of floor plans with both individual and shared bedroom options. Prices are $479 per person in a shared bedroom and $749 per person in individual bedrooms. Check out their website for the floorplans and more details.

This community offers individual leases, which means while you share an aparment with other students, you are in no way held accountable for the rent payments of your roommates. If they fail to pay, your rate and lease terms do not change.

The University of Minnesota subleases 112 units in the building to use for their student housing. Though they are in the same building, these U of M units are sectioned off from the remaining 87, which are available to rent for students from any educational institution.

Cosigner information for University Village:

A cosigner is not required to lease as long as either a deposit equal to 3 months rent is paid or 6 months rent is paid in advance.

Subleasing Information for Univerisity Commons:

This community offers individual leases, which means while you share an aparment with other students, you are in no way held accountable for the rent payments of your roommates. If they fail to pay, your rate and lease terms do not change. The University Commons is structured to a traditional University schedule, with 12 month leases that begin in August. Since IPR has start dates 4 times per year it is unlikely that signing a 12 month lease in August will work out. However, subleasing is a viable option. Students who have signed leases sometimes find that they want to study abroad, move in with friends, or do any number of things that would require them to get out of their lease. That’s where you come in! You can take over whatever time is left on their lease, then have the option of signing on for another year or moving out when the term ends. Subleases can (and do) come up any time of the year, which can allow you to move in close to your start date. University Commons is very involved with its subleasing options. Check out the website or contact the rental office for up-to-date sub- lease availabilities!

GrandMarc at Seven Corners is structured to a traditional University schedule, with 12 month leases that begin in August or September. Since IPR has start dates 4 times per year, that isn’t a generally convenient leasing option. However, subleasing is a viable option. Students who have signed leases sometimes find that they want to study abroad, move in with friends, or do any number of things that would require them to get out of their lease. That’s where you come in! You can take over whatever time is left on their lease, then have the option of signing on for another year or moving out when the term ends. Subleases can (and do) come up any time of the year, which can allow you to move in close to your start date.
