The Hawthorne is located mere blocks away from the heart of downtown. It is possible to walk to practically anything you could want – food, entertainment, shopping, and even school! IPR is a 20 to 25 minute walk away or a short bus or bike ride. The Hawthorne is an ideal place to live for those on a strict budget. The building has a policy that if your income is less than $17,300 per year; your rent is only $440. If your income is between $17,300 and $28,850; your rent is $525. The apartments are all studios and are newly remodeled.  The Hawthorne requires 9-month of rental history for Minnesota residents or 1-year rental history for out-of-state residents within the last 2-year required to rent.

For those that intend to spend most of their waking hours in the studio, the Hawthorne is an excellent choice. Please note that according to law, buildings like this cannot exceed a certain percentage of tenants in each category. Therefore, an open apartment may have to be rented at the $525 price if the $440 percentage is at its limit, regardless of the income you report. But that's still a great deal!

St. Anthony Village asks for a 12 month lease, it may be possible to negotiate a shorter term if you move in during the winter months. It is harder for apartment buildings to get people to move in during the winter, so they are sometimes willing to be more flexible. St. Anthony Village is close to restaurants such as Jimmy John's, Chipotle, Bruegger's Bagels, and plenty of others, as well as grocery and retail stores.
